A Phase I often costs $2,000-$6,000 and typically takes 2-3 weeks. The question most CRE professionals actually need answered — is this property worth that spend? — comes before the Phase I, not during it.
That gap is where deals get surprised. A broker recommends a property that turns out to be adjacent to an active LUST case. A lender orders an RSRA on a property with two Superfund sites within a quarter-mile. An investor closes on a site and finds out in due diligence that they're downgradient of a remediation plume.

Who we are
Our founder, Ed, worked on Phase I ESAs and environmental assessments across commercial and industrial properties before moving into engineering. The same question came up on every deal: is this property worth the Phase I, or are we going to spend $2,000-$6,000to confirm what a ten-minute database check could have flagged? PropertyInit is that ten-minute check, built to be accurate about what it finds and clear enough to know what it isn't.
Scope and limitations
PropertyInit Environmental Pre-Screen reports are preliminary triage tools. They are not Phase I Environmental Site Assessments as defined under ASTM E1527-21 and do not constitute All Appropriate Inquiries under CERCLA. They do not provide CERCLA liability protection. They are not a substitute for an RSRA, Phase I ESA, or other professional environmental assessment and should not be used as one.
Database records queried by PropertyInit are maintained by federal and state agencies. PropertyInit does not independently verify the accuracy or completeness of those records. The absence of findings in any queried database does not confirm the absence of environmental concerns at or near the subject property. PropertyInit Pre-Screen reports do not satisfy SBA environmental due diligence requirements under SBA SOP 50 10 and are not a substitute for an RSRA for SBA 7(a) or 504 loan programs.
